What is an EPC? Why can it be useful if you are buying or selling a home?

What is an EPC

An EPC (Energy Performance Certificate) rates a properties energy efficiency from A (Very Effcient) to F (Ineffcient).

In England and Wales it is current legislation that anyone looking to sell or rent out their property in England must have a valid EPC.

An EPC looks at various factors such as heating and hot water systems, lighting, glazing and insulation. It will also predict a homes CO2 emissions.

They are valid for 10 years from the date of issue.

What does an EPC do?

An EPC is issued in a certificate detailing each energy aspect and also a graph.

It can help buyers understand the energy effciency of a home.

It is a great way to budget before moving in as an EPC will predict your energy running costs.

An EPC can also help identify ways to improve the efficiency of a home from low cost to full renovations.

All EPCs are lodged on the government website, you can check if you have a valid EPC here - https://www.gov.uk/find-energy-certificate
